Buying a Penthouse or Villa in Dubai: The Process for International Buyers

Buying a penthouse or villa in Dubai follows a clear sequence. Knowing it lets you make decisions in the right order and avoid surprises shortly before signing. This article describes the main steps from the point of view of an international buyer.

1. Your brief and budget

It starts with a conversation about what you have in mind: use (personal residence, second home or investment), location, property type, timeline and budget. Plan for transaction and running costs as well as the purchase price; we go through the details with you.

2. Selection and pre-screening

On that basis a limited selection of suitable properties is put together. Every recommendation is preceded by a pre-screening: who is the developer, what is the status of the project, what does the payment structure look like and is the property open to buyers from abroad?

3. Viewing: on site, in person elsewhere, or by video

A viewing does not have to mean a trip to Dubai. On request we arrange a conversation with a contact in your language or another language of your choice, in person at an agreed location or by video conference. Developer videos and sales materials with market data and sales history can be presented.

4. Reservation and sales contract

Once a unit has emerged, a reservation and the sales contract usually follow. Have the documents reviewed by an independent lawyer before signing, and pay attention to payment terms, deadlines and the handover provisions.

5. Payment, registration and handover

Payment follows the structure agreed in the contract; the transfer of ownership is registered with the Dubai Land Department. Check how payments made are protected before you commit capital. Handover includes inspecting the unit and clarifying the ongoing services of the development.

6. After the purchase

Depending on use, questions follow about management, letting and the tax treatment in your home country. Clarify these points with your tax adviser before buying.

The role of a private intermediary

Orion presents buyers with vetted properties and accompanies you through to completion. We are paid exclusively by the seller and only upon successful completion; nothing is added to your price. That aligns our interests with yours from the first conversation.

Personal consultation — free and without obligation

On request we arrange a conversation with a contact from our network — in your language or another language of your choice. The conversation can take place in person at a location we agree on together, or by video conference.

Where provided by the respective developer, we present videos and sales materials with market data and sales history. The consultation is free of charge and commits you to nothing: Orion is paid exclusively by the seller and only upon successful completion.

This article is for general informational purposes and does not constitute investment, tax, legal or immigration advice. Regulations, areas open to foreign buyers and market conditions can change. Market data and sales materials come from the respective developer and should be independently verified before any decision. Seek independent legal and tax advice before any significant purchase.
