Dubai Luxury Real Estate as an Investment: Opportunities and Risks
Dubai is regarded as one of the most sought-after markets in the world for high-end residential property. That does not make an investment safe by default. This article describes soberly what speaks in its favour, which risks exist and how to put your decision on a solid footing.
Why investors look at Dubai
Dubai combines an international buyer base, a regulatory framework geared to foreign home ownership and a broad supply in the premium segment. The tax environment in the Emirates is also an argument for many buyers. What remains decisive, however, is your personal situation in your country of residence; have it reviewed by a tax adviser before buying.
Possible opportunities
Real estate is a tangible asset and can diversify a portfolio. Depending on the property, personal use or letting come into consideration. Capital appreciation or particular returns are not promised by this; they depend on location, property, timing and market conditions.
Risks you should know about
Market cycle and supply: property markets fluctuate. New projects and completions can change the supply.
Liquidity: selling a high-priced unit can take time and depends on whether a suitable buyer is available when you want to sell.
Currency: the dirham is pegged to the US dollar. Investors whose home currency is not the dollar therefore face exchange-rate risk.
Transaction and running costs: in addition to the purchase price there are fees and ongoing costs that affect your return. Discuss them in detail before buying.
Developer and completion risk: for projects that are not yet finished, a great deal depends on the developer's track record and on the protection of your payments.
Regulation: rules on ownership, visas and area designations can change.
How to protect your decision
Do not rely on individual statements. Ask for the developer's sales materials with market data and sales history, compare these figures with independent sources and take legal and tax advice. A private intermediary can provide access to documents and contacts; the assessment remains your decision.
Personal consultation — free and without obligation
On request we arrange a conversation with a contact from our network — in your language or another language of your choice. The conversation can take place in person at a location we agree on together, or by video conference.
Where provided by the respective developer, we present videos and sales materials with market data and sales history. The consultation is free of charge and commits you to nothing: Orion is paid exclusively by the seller and only upon successful completion.
